This is a full production Avocado farm within White River town limits. It is in a wonderful section of town that has no throughfare and your nearest neighbour has its headquarters right there. In terms of the agricultural potential, there are two significant factors at play. Foremost, is that it has 14100 cubic meters of canal water rights, along with two equipped boreholes. The first of these produces 2500 l/h while the second produces 1200 l/h. The second borehole is for home consumption, and the water quality is exceptionally high. The second significant attribute that this farm has, that makes it such a great producer, is the fact that the entire property has a Northernly slope and the orchard has been planted North-South. This alignment maximizes uniform daily light interception across both sides of the tree canopy and optimises photosynthesis. The farm has approximately 2000 Pinkerton trees, with 1200 of them being over 15 years old. In recent years the farm has yielded more than 70 tons of market grade avocados. Unfortunately, due to extenuating circumstances the farm only produced 35 tons in the 2026 season. The infrastructure on the farm includes four water storage dams each with a holding capacity of 150 000 litres, there is one three-bedroom house, a flatlet with storerooms on either side, as well as staff accommodation. The entire property is secured by means of an electric fence.
